On Thanksgiving Day, Nov. 24, 2011, plaintiff Valantine Berberian, 71, a retired nurse, was enjoying dinner at the home of Anthony Aramian and Jasmine Aramian, in Glendale, along with other family and friends. At around 11 p.m., Berberian left the house, stepped on some loose tiles on one of the steps leading up to the front of the house, lost her footing, and fell on her left side. She sustained to her left hip, left elbow, left shoulder, left leg, knees, and lower back. Berberian sued the Aramians, alleging that the homeowners failed to repair and/or maintain the steps, creating a dangerous condition. Berberian claimed that the Aramians were aware of the dangerous condition created by the loose tiles on their front steps for at least one month before the incident. However, she claimed the Aramians failed to use reasonable care to either keep their property in a reasonably safe condition or give her adequate warning about the condition. The Aramians admitted liability., Berberian sustained a left hip intertrochanteric fracture, bilateral knee pain, lower back pain, right arm bruising, a left elbow abrasion, and right arm pain. She was subsequently taken by ambulance to Glendale Adventist Medical Center, in Glendale, where she underwent surgery on her left hip. Berberian remained in the hospital for two weeks before being discharged to a rehabilitation facility. Berberian claimed that she suffers from difficulty sleeping, dizziness, weakness, chronic left leg edema, and pain in her left hip, elbow, and shoulder. She claimed that as a result, she requires ongoing pain medication. Thus, Berberian sought reimbursement of approximately $27,859.21 in paid medical costs. She also sought recovery of future medical costs, and recovery of damages for her past and future pain and suffering. According to defense counsel, Berberian claimed that she would require future care at a present value of between $106,000 and $134,000. Defense counsel disputed the severity of Berberian’s alleged .
